A: If you get an offer ? you can negotiate the curtains in the sale. Don?t let that be a deal-breaker ? but your listing agent should have been more clear with you - if you have a miscommunication with your listing agent ? be sure to tell her that!

A: When in doubt, be extremely specific!! Don?t be afraid to ask REALTORS what the buyer meant by ?window treatments-all? and remember that you are in the negotiating aspect of the deal and you can counter with ?blinds will stay but not curtains?. Everything in the purchase contract is negotiable and that?s what your REALTOR is there for, to negotiate on your behalf!

A:In most cases all blinds and attached curtains, valances, etc. will stay. If a seller has items they want to keep this is written in the contract. Usually an addendum that states (for example) ?drapes in master bedroom will not stay with property? is added to the contract. You can always go back and have your agent ask if the purchasers wants every window treatment. They might be willing to part with them? A: I am not going to try and interpret the intent here but based on my experience most buyers do not want the curtains especially as the colors/taste may differ from the sellers. I would have your real estate agent contact the buyer?s agent and get a clarification now to prevent any little ?bumps? that may happen.
Also, if you completed a seller property disclosure as part of the process, was the curtains mentioned as well? I am not an attorney so I am refraining from discussing specifics about ?what is checked on the contract.?

A: No you do not have to leave the curtains if it is specified in your listing agreement and on the MLS that they do not convey or are negotiable. Talk to your Realtor about this.

A: It sounds like it does include the curtains. If you have not entered into a contract with a buyer and would like to keep your curtains, ask your agent to note that the curtains are not included. Be sure he/she makes an addendum to your original contract as well as, noting the change to other agents in the listing.
